Long before Houston’s Inner Loop real estate was a hot redevelopment market, West University Place was setting the pace in redevelopment. West U is still one of the five most expensive residential neighborhoods in Houston. The City of West University Place was founded in 1917 and named in honor of its close proximity to Rice Institute (now Rice University). Beginning in the 1980s, West U underwent major revitalization as young families moved into its beautiful tree-lined neighborhoods and replaced small bungalows with large new brick homes. Homes sell for $475,000 to over $2 million, with an average price of $220 per square foot. Lots range from $175,000 to more than $1 million.
Wedged between Rice University and West University Place is Rice Village, one of Houston’s first, and finest, shopping districts. More than 360 stores make up Rice Village, including 75 restaurants. Its 16-block area features an eclectic mix of unique shops and designer boutiques.
Houston Independent School District campuses serving West U include West University Elementary and Mark Twain Elementary. Students then attend Pershing Middle School and Lamar High School.
